Santa was standing inside a newly modified, cramped four-story commercial building in Lucknow’s busy Aliganj area.
He had rented out the top floor to a high-density competitive exam coaching center, packing nearly eighty students into a single, windowless hall partitioned with highly inflammable plywood panels.
Banta walked up the only point of entry—a narrow, steep, spiral iron staircase overflowing with discarded plastic chairs and tangled electrical wiring.
He knocked on the heavy wooden door at the top, which was securely padlocked from the outside.
“Oye, Santa-ji!” Banta shouted, forcing the lock to rattle.
“Are you running a premier educational academy up here, or have you built a vertical holding cage for our village youth?”
Santa unlocked the padlock with a grin, waving a handful of monthly student tuition cash.
“Banta, you have zero business acumen!”
“This is pure urban space optimization!”
“Mixed-use real estate is the secret to wealth in 2026.”
“The ground floor has an electrical repair shop, the second has a fast-food kitchen with three commercial LPG cylinders, and the top is my cash-cow coaching center!”
“We are bringing affordable education straight to the urban masses!”
Banta stepped inside, pointing his laser measure at the single exit door and the completely sealed glass facade facing the main road.
“Santa-ji, this optimization is a carbon-copy replica of the tragic 2019 Surat coaching center fire that killed 22 students, and the horrifying recent June 2026 Aliganj tragedy itself!”
“You have stacked explosives on the ground floor and locked the escape hatch at the top.”
“If a short-circuit happens in the electrical shop downstairs, smoke will travel up this narrow spiral staircase like a chimney.”
“Your students won’t even have time to breathe, let alone run down this single, choked exit!”
Santa shrugged, looking at the ceiling.
“Oye Banta!”
“I have installed a brand-new, small red fire extinguisher next to my desk!”
“The building looks modern and clean from the outside.”
“Why panic over a hypothetical spark?”
“A single extinguisher cannot fight a systemic infrastructure failure, Santa!” Banta countered.
“Our urban areas are growing vertically without matching firefighting access.”
“This is the peak of techno-legal non-compliance.”
“You are bypassing basic National Building Code regulations regarding emergency exits, fire-retardant partitions, and external open areas.”
“Relying on an administrative bypass isn’t a business strategy—it’s an invitation for desperate children to jump from fourth-floor windows to escape an inferno!”
Santa looked at the packed row of benches, then down at the narrow, locked iron staircase.
His hands began to shake as the real-world consequence sank in.
“Oye… so my premium optimization is actually a locked trapdoor?”
“Yes, Santa,” Banta said quietly.
“True prevention means designing evacuation-friendly layouts before you accept a single rupee of tuition fee.”
संता – बंता की इस जुगलबन्दी से आज हमने क्या सीखा:-
- मिश्रित उपयोग वाले भवनों का खतरा / The Vulnerability of Mixed-Use Overloading:
- अत्यधिक भीड़भाड़ वाले कोचिंग सेंटरों या शैक्षणिक संस्थानों को कभी भी उच्च जोखिम वाले व्यावसायिक प्रतिष्ठानों (जैसे रसोईया बिजली की दुकानों) के साथ एक ही परिसर में नहीं चलाया जाना चाहिए, जब तक कि वहां स्वतंत्र आपातकालीन निकास औरअग्नि-रोधी दीवारें न हों / High-density educational hubs or coaching centers must never be co-located with high-risk commercial operations (like kitchens or electrical workshops) without segregated, fire-resistant structural barriers and multiple independent emergency exits.
- निकास मार्गों की अनिवार्यता / The Mandatory Right-of-Way Evacuation:
- एक अकेली, संकरी या अवरुद्ध सीढ़ी राष्ट्रीय भवन कोड (NBC) का उल्लंघन है और आग लगने पर यह दम घोंटने वाला चोक-पॉइंट बन जाती है। निकासी के अनुकूल संरचनात्मक डिज़ाइन और हमेशा खुले रहने वाले आपातकालीन निकास जीवनसुरक्षा के लिए वैधानिक अनिवार्यता हैं / A single, narrow or obstructed staircase violates the National Building Code (NBC) and functions as a choke point during smoke logging. Evacuation-friendly structural design and un-locked emergency exits are non-negotiable life-safety requirements.
